Vacation Ownership Industry Generates 11.4 Billion USD

The Timeshare Resorts Promoters and Developers Association (ADEPROTUR) reported on the importance of Vacation Ownership, or timeshare, industry for Mexico and the Banderas Bay region.

Nationally in 2011, the Vacation Ownership industry represented an economic impact of approximately $11.4 billion US and 421,000 direct jobs, which represented 18% of total employment in the tourism sector in Mexico.

In that year, 480 developments offered Vacation Ownership, for a total of 66,702 units, a figure that has grown 82% between 2005 and 2011, and representing 43.8% of the total lodging supply in the main beach destinations of Mexico.

Vacation Ownership properties in Mexico's beach resorts have an occupancy rate of 69% compared with the occupancy rates of the traditional hotel which is 57%.

In terms of sales, the number of weeks sold in 2011 was 160,824 and of that amount 25.4% were bought by Mexicans, while 74.6% were purchased by foreigners, generating an economic impact of 3.1 billion dollars to our country.

By destination, tourist developments offering Vacation Ownership in 2011 had the following distribution: Cancun and Riviera Maya 29.6%, Puerto Vallarta and Riviera Nayarit 19.4%, Los Cabos 10.8%, Mazatlan 8.3%, Acapulco 6.5%, Ixtapa 5.2 %, Cozumel 2.7%, Manzanillo 2.5%, Huatulco 1.0% and other areas 5.4%.

The regions where the greatest number of weeks were sold during 2011 were Cancun, Cozumel and Riviera Maya, representing 32.4% of the national total, followed by Los Cabos with 21.7%, Puerto Vallarta and Riviera Nayarit with 16.4%, Acapulco with 10.7%, Mazatlan with 10.3%, Ixtapa with 8.3% and Manzanillo with 0.1%.

The main advantages offered by Vacation Ownership, both to our country and to the individual destinations are: foreign exchange earnings, employment and taxes, better jobs, longer average length of stay and repetitive tourism. And,  Vacation Ownership programs have allowed for the rapid recovery of many destinations that have faced problems and have shortened the low season.

For owners, the benefit is having access to first class facilities and the flexibility of using exchange companies to use other developments in different destinations, particularly because Vacation Ownership is now offered by large chains including Westin Regina, Mayan Group, Santa Fe Hotel Group (Krystal), Villa Group, Velas Group, Costamex Group, Palace Resorts, Marival, Paradise Village, Western and Sheraton.

Vacation Ownership in Puerto Vallarta and Riviera Nayarit

The Vacation Ownership industry has grown rapidly in the region of Banderas Bay where the number of developments that such programs is 93, for a total of 12,389 units. Of these developments, 35 are still active for sale.

ADEPROTUR works with 90% of developments offering Vacation Ownership in the Banderas Bay region and are focused on issues such as the prestige of the brand, the competition in the provision of services and facilities and the ability to make large investments, greater availability of properties in different locations and fostering the development and professionalism of its human resources.

Vacation Ownership in the region provides 17,250 direct jobs and represents an average annual occupancy rate of 82%, housing 3.7 persons per unit on average. The average stay is 6.8 days, with 439,033 visitors and overnights with average daily expenditure per person of $150. The percentage of 4 star hotels that offer Vacation Ownership in Banderas Bay is 65%.

The importance of the Vacation Ownership industry can be seen by the great demand for their products; they are backed by laws and regulations that provide protection, certainty and security to users, who report an 85% level of satisfaction. Proof of this is that the sector continues to expand and continues to add international brands such as Starwood, Hyatt, Fiesta Americana, Marriott, Disney and Hilton.
