As the real estate market continues to see improvement throughout Puerto Vallarta, I decided to sit down with Carl Timothy, owner of Timothy Real Estate Group, for a one-on-one regarding the Southern Shores of Banderas Bay and what lies ahead for this pristine jungle rich region.

Where is the South Shore?

The beautiful area of South Shore is located a few minutes south of downtown Puerto Vallarta and includes the Colonias of Amapas, Conchas Chinas and all the way to Mismaloya. It is a very desirable area because the highway runs along the Sierra Madre Mountains and the shoreline, which is rich with lush jungle foliage. The blend of the green tropical mountains and the blue Pacific Ocean is breathtaking and residents in the area wake up every morning to the sounds of tropical birds and flora, something that is very special.

What are some of the characteristics of the South Shore?

The main artery that connects downtown Puerto Vallarta with Mismaloya, Boca de Tomatlan and on to Careyes, Manzanillo, and Colima is a beautiful drive for anyone. Verdant mountains, the Pacific Ocean, and the quaint towns and villages are strewn along the highway south. Some of the most prestigious neighborhoods in the bay are located in the south shore, like Sierra del Mar and Sierra del Mar at Los Arcos.  The opposite of Punta de Mita, the South Shore area has the benefit of the Sierra Madre Mountains that gives the area more rain thanks to Mother Nature.

Who are the pioneers of responsible development in the South Shore?

When we talk about Pioneers in Puerto Vallarta, especially South Shore, we are talking about Carlos Osuna Saenz. Mr. Osuna moved to Puerto Vallarta in the 1970’s and fell in love with the South Shore and purchased the property that both Sierra del Mar and Sierra del Mar at Los Arcos is built on. With his first class developments, he has been the leader in architecture and merging responsible construction with the wonderful natural setting of the South Shore.

Why is it a good time to invest in Puerto Vallarta…why invest in the South Shore?

Puerto Vallarta’s real estate market is rebounding from the economic crisis that shook so many real estate markets around the world so it is a great time to be investing now. Investing in the South Shore is not for everyone. Some people like the buzz and convenience of city living or larger resort developments with larger homeowner associations. The South Shore area is for the more discerning investor seeking good quality construction, manicured common areas, quiet cobblestone streets, a small private beach club with a semiprivate sandy beach that does not have vendors or the hustle bustle of tourists. It is a lifestyle decision.

When I first moved to Puerto Vallarta 15 years ago I met Carlos Osuna Jr. at a board of realtors meeting and was impressed by his experience and leadership ability. I believe the Sierra del Mar at Los Arcos is the most beautiful gated beachfront development in Puerto Vallarta. There is nothing like it anywhere in town. Strolling down the well maintained grounds, dining at the private beach club, the security gated community all surrounded by palm tress and greenery and at the edge of the Pacific Ocean with the majestic waters and city lights views from your home is something that you have to see to believe. It doesn’t get another more beautiful or better than this for those who appreciate the finer things in life.

What are your thoughts about ARCO SUR?

The Arco Sur project is the perfect project for those looking to own quality residences that are beachfront. They are not too big which keeps your maintenance costs low and they are not too small so that you can feel comfortable should you choose to live there full time. With the beach club you have access to a gorgeous beach, gym, restaurant, gardens, and staff that can help make your quality of life fantastic.
